Make sure you have coffee and tea on hand to offer, and offer a cold drink as an alternative. Small talk is easy, just mention the weather, ask about their children/family, pay them a compliment of some kind, and ask about their job. These are simple tactics that keep the conversation going, while putting most of the conversational burden on the other person.
